• Email/ Postal marketing of property details to prospective tenants
• Advertising on top ranking websites e.g.  rightmove, finadaproperty etc (others as mentioned in the Landlord page) 
• Accompanied viewings of the property with prospective tenants
• Interview and asses applicant suitability
• Undertake prospective tenant referencing and/or credit checks
• Inventory carried out providing list of contents and condition
• Prepare/sign tenancy agreement – a copy provided
• Rent collected monthly and paid to you as specified
• Utilities hand over to tenant and re-instated back to Landlord - meter readings taken and start and end of tenancy )
• Detailed accounts of the property prepared monthly
• Quarterly inspections of the property ( property report provided)
• Any maintenance required carried out on behalf of the landlord
• Utility re-instated to landlord’s account at end of tenancy
